Overview and Training
Q What is ChaseLoanManager?
A An integrated loan management solution that combines the functionality of both ChaseLock and ZiPPY. With this system, you have the ability to register, lock and submit loans to automated underwriting with a single ID and Password.
Q Where can I find ChaseLoanManager training resources?
A You can access training materials including User Guides, Job Aids and recorded training sessions on ChaseLearningZone, an online training tool easily accessed from chaseb2b.com. ChaseLoanManager User Guides can also be found in Online Guides.
Q How do I register for ChaseLearningZone?
A

Go to chaseb2b.com and select Correspondent Lending. From the main Correspondent home page, select Online Training on the left-hand portion of the screen.

This directs you to the ChaseLearningZone login screen where you can register.

Q When will I receive my User Name and Password for ChaseLearningZone?
A You can expect to receive your User Name and Password typically, within 48 business hours.
Q I cannot find the answer to my ChaseLoanManager question. Where should I go?
A Please click here for additional ChaseLoanManager Training Resources or call 877-275-2427, Option 4 for any of your ChaseLoanManager related questions.

System Access
Q Can I still use my current ChaseLock ID and Password to access ChaseLoanManager?
A Yes, your current ChaseLock ID and Password gives you access to ChaseLoanManager. If you are unable to access all of your current features, please contact your System Administrator.
Q Our Loan Officers have the ability to only register - not lock. How does this change under the register/lock access?
A Your System Administrator will need to give your Loan Officers access ONLY to Product and Price Finder to create a product scenario (with price) or create a product scenario (no price) and then the Loan Officer can flag the loan to be registered/locked by someone else.

Registration
Q Will the Confirmation History reflect that a lock has been cancelled?
A No, but it will appear on the Individual Registration Confirmation. The screen will also display a message indicating that the loan has been cancelled.
Q Can I lock loans in the system that contain secondary financing?
A Most loans with secondary financing can be locked in the system. However, certain products allow secondary financing that may not meet the standard parameters that are programmed in ChaseLoanManager. Loans with subordinate financing that exceed the programmed parameters must be manually entered by the Registration Desk.
Q Can the rate sheets be archived?
A Rate sheets cannot be archived in ChaseLoanManager. The rate sheets can be downloaded and saved to your hard drive each day for your records.
Q What is the purpose of the Margin Maintenance in Product and Price Finder?
A The Product and Price Finder provides your company the opportunity to create a house margin for specific product groups or products. The created house margins are not reflected on your rate sheets or in the pricing details when registering/locking the loan in ChaseLoanManager.
Q When locking a streamline refinance in ChaseLock, the credit score had to be input as 001 and not the actual credit score. Does ChaseLoanManager require that same input?
A Yes, you must enter 001 for the FICO for any loan that does not require a credit score, such as non-credit qualifying FHA and VA streamline refinances, also known as interest rate reduction refinance loans.

Underwriting
Q Do MI Underwriters require access to ZiPPY in ChaseLoanManager?
A Yes, your System Administrator will need to set up your MI Underwriters and assign them underwriting permissions so that they can underwrite loans on your behalf in ChaseLoanManager.
Q Will I have access to ZiPPY in ChaseLoanManager?
A You should contact your System Administrator to request specific underwriting permission to access the AU Submission, 1003 Loan Application, view findings and finalize underwriting data.
Q Can I create new loans in ChaseLoanManager before legacy ZiPPY is retired?
A Yes, you should begin creating new loans in ChaseLoanManager immediately and only use legacy ZiPPY to manage loans already created in ZiPPY prior to the release of ChaseLoanManager.
Q Do I still need my current ZiPPY ID and Password?
A You will continue to use your ZiPPY ID and Password to access legacy ZiPPY. This system is used for managing loans in your existing pipeline and will be retired soon.
Q What is Finalize Underwriting Data permission?
A Finalize Underwriting is the permission given to a user that will be underwriting the loan. By placing a check in the designated box, no changes will be permitted on the loan, unless unchecked by the authorized user. This is not mandated but is encouraged by Chase.
Q How do I establish a Chase TPO relationship?
A To obtain a Chase sponsored TPO number through Freddie Mac, access the Freddie Mac website at http://loanprospector.com/signup/ , provide all requested information and forward to Freddie Mac. Freddie Mac will review and decide the customer's eligibility and issue the TPO number accordingly. Once the TPO number has been received from Freddie Mac the user's ChaseLoanManager Administrator will need to add this information in the User Management tool.
Q If we use a different front-end system to originate our loans, can we upload data to ZiPPY/ AU?
A If the loan origination system can export the Loan Application into a FNM 3.0 or 3.2 format, then you can upload the loan into ChaseLoanManager and submit to ZiPPY/ AU.

Mandatory
Q When locking an AOT or Direct Trade on the select rate screen, am I choosing the Note Rate or the Security Rate?
A You are choosing the Note Rate.
Q Can I create Mandatory or AOT/Direct Trade Commitments in ChaseLoanManager?
A You will continue to contact the Mandatory Trade Desk to set up commitments; however, after you receive your commitment numbers, you can single register/lock or batch register/lock the loans against those commitments.
Q How should Mandatory and AOT/Direct Trade loan files be delivered to Chase after registering/locking them in ChaseLoanManager?
A

A completed Funding Request Form should always be included with the loan documents. On the form, provide the Correspondent Loan Number, Chase Loan Number and the Commitment Number. If a Funding Request Form cannot be provided, always include the Correspondent Loan Number, Chase Loan Number and the Commitment Number on the first page of the documents when possible. If delivering the Note separately from the Credit or Closed Package, to avoid delays, please include the Correspondent Loan Number, Chase Loan Number and the Commitment Number so the Note can be matched to the documents. Whether you send the package electronically via imaging or deliver the hard file to Chase, a completed Funding Request Form should always be included.

Note: All Imaged Delivery customers that send an XML data file need to include the Chase Loan Number in their XML on all registered Best Efforts, Mandatory and AOT/Direct Trade loans. Do not include both a Commitment Number and a Chase Loan Number in the XML Data. Only non-registered Mandatory and AOT/Direct Trade loans should be sent with the Commitment Number in the XML.

Pipeline Management
Q In Existing Loans, there is an option to archive loans. What does it mean to archive loans?
A

By opting to archive a loan, you are electing to no longer view the loan on the Existing Loans screen. The loan will continue to appear on the user's pipeline report. Archiving the loan does not cancel/delete the loan or hinder the ability to work with the loan.

Loans are also automatically archived from the Existing Loans view if they are:

  • Registered and not locked greater than 90 days from the current date, or
  • Expired greater than 60 days from the current date, or
  • Funded loans greater than 30 days from the funded date, or
  • Cancelled as of the cancellation date

Q How can I access archived loans in the system?
A Click on the Include Archive Loans check box for archived loans to be returned based on your search criteria.
Q What is synched data?
A In the Existing Loans section, Is Data Synched? column displays a No in red next to loans that do not have the matching data between the Register/Lock and Underwriting screens. This does not prevent Chase from funding the loan. However, Chase strongly encourages all users to synchronize the data within the ChaseLoanManager system to avoid funding errors and delays.
Q Are you going to require all cancellations to be performed through ChaseLoanManager or will there be other cancellation methods?
A If a user has permission to cancel a loan, they should cancel the loan in ChaseLoanManager. If you do not have the ability to cancel a loan in ChaseLoanManager, please contact your company's System Administrator for assistance.
Q What is the difference between the Chase Loan Number and Correspondent Loan Number in ChaseLoanManager?
A The Chase Loan Number is the 10-digit loan number assigned by Chase upon registering a loan. The Correspondent Loan Number is your company's loan number assigned by your loan origination system. The format of the Correspondent Loan Number will vary based on your company's guidelines.
Q Can a cancelled loan be reinstated?
A Once a loan has been cancelled, the loan number cannot be reinstated and a new loan number will be required. (Please refer to the Duplicate Lock Policy in Chase Online Guides for details on pricing).
